Buying a villa in Indonesia from Europe, step by step

It can be done entirely from a distance, and many people do. What cannot be skipped are the land checks. These are the steps, in order, and who signs what.

Most European buyers of a villa in Indonesia do not live here, and many buy without having stood on the plot. That is normal and it can be done properly: what changes compared with buying at home is not the distance, it is what gets checked and who signs it. These are the steps, in the order they happen.

Can you buy without travelling to Indonesia?

Yes. A notaris (the Indonesian notary, who also acts as registrar) can run the transaction with a power of attorney signed in your country and legalised. What you cannot delegate is the decision: seeing the area on video, asking for the land certificate and reading the contract before transferring anything.

The steps, in order

  • Choose with data. Price, land right, years remaining, size and handover date. On TANAH listings that is written down: Oasis Villa, for instance, is 70 m² with two bedrooms and an 80-year right to build at €80,000, handing over in August 2027.
  • Video call with the developer. Have them show the plot, the site in progress and the villas they have already handed over.
  • Check the land. Certificate, whose name is on it, zoning and building permit. How that is done, step by step, is in how to check that a plot is clean.
  • Reservation. A small deposit that holds the unit while the notaris checks. The contract should say what happens if the check goes badly.
  • Contract before the notaris. That is the document that counts. It holds the term, the price, the phases, the build schedule and what happens with a delay.
  • Payments in phases. Each payment tied to real progress: foundations, structure, roof, finishes, handover.
  • International transfer. To the account named in the contract, never to a personal account that turns up on WhatsApp at the last minute.
  • Handover and management. A handover report with a snagging list, and a decision on who runs the house: the developer, a local company or you.

What gets checked before signing?

Three papers: the land certificate (the register is public at the national land agency, ATR/BPN), the project's **building permit, and the contract** with the real term of the right. The difference between a long lease, Hak Pakai and a PT PMA —and which one is yours— is in leasehold or PT PMA.

What costs are there beyond the price

Three that nobody mentions at the start: the notaris' fees, the legalisation and translation of the power of attorney in your country, and the cost of the international transfer (the bank's fee and the currency spread, which are not the same thing). Ask for all three in writing before the reservation and add them to the budget: they will not change the decision, but they do change the final sum.

What happens after handover

The house has to be run. Villa Vistas, 80 m² with a 60-year lease at €109,000, or Taracea Residences, from €83,000, are handed over ready to rent, but someone has to handle bookings, cleaning, maintenance and payments. What that takes off what comes in is explained in real returns.
