Lombok vs Bali: an honest comparison

Bali is the safer bet and Lombok is the cheaper one. Anyone who tells you otherwise is selling you something.

Start with the honest framing

These are not competing versions of the same product. Bali is a mature tourism market with proven demand, deep rental infrastructure and high entry prices. Lombok is an early market with lower entry prices and unproven demand outside a few pockets.

Choosing between them is choosing where on the risk curve you want to sit. It is not choosing between a good option and a bad one.

Where Bali wins

Occupancy is proven. You can find real historical occupancy data for a villa in Canggu or Uluwatu. In most of Lombok you are extrapolating.

The rental machine exists. Property managers, cleaners, drivers, booking channels, a market of guests who already know the destination. In Lombok you are often building that yourself.

Liquidity. When you want out, Bali has buyers. Lombok's buyer pool is thinner, which means a longer sale and more price sensitivity.

Services. Reliable water, power, internet and hospitals are not glamorous until you need them.

Where Lombok wins

Entry price. This is the whole case, and it is a real one. The same budget buys substantially more land, or land substantially closer to the water.

Room to build. Bali's south is largely built out. Prime coastal land there is a replacement market: you buy from someone. In Lombok there is still primary supply.

Congestion. Bali's traffic and over-tourism are now a documented problem and have started to shape where visitors go. Lombok is where some of that pressure releases.

Zoning headroom. Bali has tightened rules on coastal construction. Lombok's designated zone was set up to be developed.

The comparison nobody makes

The interesting number is not price per are. It is **price per are divided by realistic occupancy**. Cheap land that rents 25% of the year can be a worse investment than expensive land that rents 70%, and this is exactly where people get it wrong — they compare the purchase price and skip the second half.

Nine points of occupancy. Not forty. The average listing in Central Lombok — the regency Kuta sits in — earns 64% of what the average Bali listing earns, and the land costs a fraction. That is the asymmetry, now with a number under it.

Two warnings about that table, because without them it misleads:

One. AirDNA's occupancy is calculated over the nights the host put up for sale, not over all 365 days. Calendar occupancy — the one that actually divides your price per are — is lower than both that 47% and that 38%. Use the table to compare Bali with Lombok; don't use it to project your income.

Two. If an agency shows you 80% occupancy in Canggu, they aren't necessarily lying: managed villas do hit that. They're showing you the ones that survived. The whole Bali market runs at 47%. **The gap between what you're shown and what the market does is wider than the gap between Bali and Lombok** — and it's the one that will cost you money.

The structural risk they share

Both are Indonesia. Both mean a foreigner cannot hold freehold land. Both mean leasehold, Hak Pakai or a PT PMA, with everything that follows. Both have the same nominee problem. Choosing Bali does not buy you out of the legal work — it is the same work.

How to actually decide

Ask yourself which of these two sentences you would rather be able to say in ten years:

  • "I paid full price in a proven market and it did what proven markets do."
  • "I paid a fraction of the price in an early market, and I was right about it."

The second sentence is worth more and it is also the one that sometimes does not happen. If your capital cannot survive the second sentence not happening, buy in Bali.

If it can, Lombok is where the asymmetry is.
