Run by their team: staffing and operations (gardening, cleaning and maintenance), bookings and marketing on Airbnb, Booking and other platforms, guest experience, daily oversight, and administration with payments. In their projections the management fee is 30% of revenue.
WHAT THE DEVELOPER PROJECTS
- Three five-year scenarios (2027-2031), with renting starting in 2027: pessimistic, €125 a night at 75% occupancy; base, €140 and 80%; optimistic, €155 and 85%.
- In their base case they state €42,580 of gross revenue in the first year and €24,425 of profit after tax, counting a 30% management fee, 10% property tax and Indonesian corporate income tax (0.5% for the first three years, 11% after).
- Those are their figures and their assumptions, not a TANAH forecast.
THE COMPANY
The developer offers to set up the buyer's PT PMA and says it can be done remotely with a copy of the passport.
