Building a turnkey villa in Lombok: how it works and what it costs

"Turnkey" is the most common way to own a villa in Lombok without living here during the build. A developer holds the land, the design and the builder; you choose a villa off-plan, pay in stages and receive the house finished and furnished on the agreed date. This guide explains how it really works and what it costs today, using the projects listed on TANAH.
What does "turnkey" actually mean in Lombok?
It means you do not buy a plot and then look for someone to build on it. You buy a specific villa inside a project that already exists on paper: the land is in the developer's name, the design is done, the builder is contracted and the building permit is processed in the project's name. In return, the price includes everything needed to move in or to rent out: structure, finishes, pool, kitchen, furniture and, in many cases, rental management from day one.
The house comes with a long-term right over the land. Among the listed projects there are two formulas: a long lease (leasehold) and HGB, the Indonesian right to build, which at Oasis Villa and Edén Villa runs for 80 years. The difference between the two is explained in leasehold or PT PMA.
How you pay for an off-plan villa
The scheme is always similar: a reservation to hold the unit, a payment when the contract is signed, and the rest in stages tied to construction progress (foundations, structure, walls, finishes) until handover. The full amount is never paid upfront. What the table says is simple: a new, finished villa with a pool in Kuta Lombok sits today between €80,000 and €115,000 depending on size and on how long the right over the land runs. The longer the right, the more the house is worth the day you decide to sell.
What to check before you sign
Four things, and all of them can be requested in writing:
- The land title in the developer's name and the type of right being transferred to you, with the years remaining.
- The building permit for the project (called PBG in Indonesia).
- The construction contract with stages, dates and what happens if a date slips.
- Who manages the rental after handover and on what split.
