Where to buy a villa in Bali: the areas, one by one

South Bali is not one decision: the clifftop, the beach and the village are bought for different reasons. The areas with listed projects, and what each one costs.

In Bali the question is not whether to buy, but where. Half an hour of driving changes the price, the kind of house and who rents it. This guide walks through the southern areas where there are projects listed on TANAH today, with their prices and their lease terms.

Which area of Bali fits what you are looking for?

Three questions settle it. First: clifftop or village. The southern peninsula (the Bukit) is high coastline, surf and sunsets; inland Ungasan and Pandawa are quieter and greener. Second: size. On the cliffs, villas are small and efficient; inland there is room for two bedrooms and a garden. Third: who is going to sleep there. A one-bedroom villa fills up with couples and surfers all year; a two- or three-bedroom one plays in another market, families and longer stays.

The Bukit: Nunggalan, Nyang Nyang and Uluwatu

This is the stretch of hidden beaches between cliffs and the best surf on the island. You buy it for the setting and for steady rental demand; you pay for it with longer access roads and small plots.

That is where Palm Villas stands, in Nunggalan: seven boutique one-bedroom villas, 60 m² built on 80 m² plots, a 24-year lease and handover in August 2027, from €139,000. And in Nyang Nyang, Villa Balear: eight one-bedroom villas of 60 m² on 70 m², with a 28-year lease and handover due in 2027, also from €139,000.

For something larger in the same area, Mare Nostrum is a two-bedroom villa of 158 m² built on a 125 m² plot, with a 13 m² pool, a 28-year lease and handover between December 2026 and August 2027, at €239,000.

Ungasan and Pandawa: more house for the same money

Going down towards Pandawa the land opens up and the villas grow. Elysian Vista is a two-bedroom villa of 150 m² in Ungasan, at €220,000. A few minutes away, Luxevista is a Mediterranean two-bedroom villa of 200 m² with a 50-year lease, at €249,000.

The difference with the cliffs is not only the price per metre: it is the kind of guest. Here you rent by the week and by the month, and that changes the management work and low-season occupancy.

What the rental looks like in each area

On the cliffs the guest is a couple or a pair of surfers who book two or three nights and come back in season. Inland, towards Ungasan and Pandawa, the same house is rented by the week or the month, often to families. It is the same island and the same management contract, but the calendar, the cleaning schedule and the low-season occupancy are not the same, and that is worth knowing before you choose the plot.

What do you check before reserving in Bali?

Three things, all of them in writing. The land right: how many years are left, whose name is on the certificate and what happens when the term ends; the difference between the formulas is in leasehold or PT PMA and the register is public at the national land agency (ATR/BPN). **The building permit for the project, not for the developer. And the access**: who maintains the road and whether it is paved to the door.
