Sea-view villas in Lombok: where they are and what they cost
In Kuta Lombok sea views come from two places: the front line at Prabu or the hillsides above the village. Two listed projects, with their prices.
A sea-view villa in Lombok is not a beach villa. The south coast is cliffs and hills, and permanent ocean views come from height, a few minutes from the water. That has two consequences: the house is cooler and quieter, and you have to choose the hillside well. These are the two places where you can buy with a view in Kuta today, with the projects listed on TANAH.
Where are the sea-view villas in Kuta Lombok?
Prabu. It is the most reserved stretch of the Kuta coastline: private access, elevated ground with permanent ocean views and the village centre a few minutes away. This is where Kirana Villas stands: eight sea-view villas off-plan, on a 30-year lease, priced from €85,000, with handover in 2027.

What changes when a villa has a view
Three things, and all three show up in the rental:
- The rate. A sea-view villa rents above an identical one without the view. At Dolce Villas you can see it directly: the same 80 m² villa is sold with and without a view, and the price difference between Villa Privé and Villa Vistas is what the market puts on the view.
- Occupancy. Photos with the sea behind are the ones that get booked. On rental platforms the first photo decides, and a terrace with the ocean wins that first second.
- Resale. Views cannot be built later. A villa with a view keeps its value better as the neighbourhood grows around it.
What to check in a sea-view villa before buying
That the views are permanent: that the land in front cannot be built up until it blocks them. At Prabu the elevated position guarantees it; on the hillsides you look at the plan and ask what is planned for the plots below. That the orientation is right for the afternoon, which is when the terrace gets used. And that the access is paved or part of the project, because a dirt slope in the rainy season changes the experience of getting home.
