Villa builders in Lombok: what to check before you sign

Who builds your villa matters as much as where it stands. The five documents to ask any builder or developer in Lombok for, and how to follow a build from far away.

In Lombok there are two kinds of companies that will build you a villa: the developer selling a turnkey project on land it already holds, and the builder working to order on a plot that is already yours. In both cases the outcome depends less on the catalogue of renders and more on five documents you can ask for before paying. This is the list TANAH uses to decide which projects get listed.

What should you ask a builder in Lombok for before signing?

The land title. Who owns the plot and under which right the house is transferred to you: long lease, right of use or right to build (HGB). With the years remaining, in writing. For example, Oasis Villa is delivered with an HGB of 80 years, and that is stated on its listing.

The building permit. In Indonesia it is called PBG and it is issued in the project's name. Without it the build cannot legally start, and a serious developer shows it without being asked twice.

The construction contract. With the stages, the dates for each stage, a fixed price and what happens if a date slips. Payments follow progress, never run ahead of it.

Finished work. What that company has delivered before and where. A finished build you can visit is worth more than any presentation.

The warranty after handover. What it covers and for how long: structure, damp, installations, pool. And who deals with a fault when you are not on the island.

How to follow a build from another country

It is the most asked question and the easiest to solve: dated photos every week, uploaded by the developer itself, with payments tied to what those photos show. Beyond progress updates, it helps to have a contact who is not the salesperson: the site manager or the project architect, with a direct channel to ask about a specific detail.

Developer or builder to order: which one suits you

If you want a villa ready to rent and do not want to live through the build, a developer's turnkey project is the short route: fixed price, handover date and, in many cases, rental management included. How it works is explained in building a turnkey villa.

If you already own a plot or want a house made to your own design, a builder working to order gives you control over design and materials in exchange for more decisions and more of your time. In that case the list of documents is the same, and the construction contract becomes the most important document of all.
