The south coast: Kuta, Mandalika, Prabu, Are Guling

Buying in Lombok

In Lombok the infrastructure arrived before the buyers. International airport, finished highway and a MotoGP circuit, with the land prices from before any of it. What you are buying is the gap between what is already built and the demand that is still arriving.

For the buyer who wants the entry price and does not mind that part of what they buy is still to be proven.

What to know

The designated zone

The south coast is a Special Economic Zone: a status that exists so it gets developed, and where the government has already committed money. It is why the road and the airport came before the buyers.

Surf drives it

The south coast waves work most of the year and bring a more loyal, less seasonal visitor than general beach tourism. It is what holds occupancy up outside high season.

What to look at

There is primary supply here: land you buy to build on. The constraint is services — water, power, access — not space. And the lease term decides more than any other figure on the listing.
